Residential Complex Ismaninger Strasse, Munich

Where the charm of the upper-middle-class district of Bogenhausen with its multifaceted cultural scene rubs shoulders with the liveliness of Haidhausen, a contemporary ensemble consisting of high-quality residences and a boarding house is being created amid the existing heterogeneous building stock: the Troger Höfe. Between Ismaninger Strasse and Trogerstrasse, the new buildings surround two differently designed interior courtyards. Connected with the inner courtyard of Trogerstrasse 19, the three courtyards can be experienced in their varying qualities and create a connection through the entire block.

Towards the edge of the block, the façade reflects the structure of the surrounding buildings, both in the eaves height and in the way they are designed to echo materials, colours, claddings and metal works. The ensemble combines two different living concepts: in addition to the residential complex with 44 flats in the rear building, 38 apartments for “temporary living” are being created in the boarding house. A two-storey underground garage and gastronomy areas on the ground floor complete the project. Whereas the building nearer the road imitates existing buildings with its punctuated façade, the flats bordering the quiet inner courtyard are open and transparent with their restrained plaster façade. Private free spaces, room heights up to 2.93 meters, high-quality materials and state-of-the-art technological features complete the special living atmosphere.
