Right in the centre and heart of Munich, embedded between Marienplatz and Sendlinger Tor and in the immediate vicinity of the Viktualienmarkt, the new Angerblock is being built. An existing residential building is to be integrated in the mixed-use building, which will also offer modern market- and needs-oriented shops and offices.
The existing office building will be replaced by a representative new building that will be appropriate to the site from a town planning and design perspective. The urban development configuration takes up the dominant elements of the surrounding buildings: the cubage and roundness of the Konen Haus as well as the eaves height and roof angle of buildings in the immediate vicinity find their equivalent in the architecture of the Angerblock. To the benefit of Dultstrasse as a new retail location, the existing, outmoded passage will be closed and the new building accentuated by a modern façade design in Dultstrasse. The façade of the new building consistently continues the stylistic tradition of Munich’s residential and office buildings. High-quality natural stone, with vivid profiles, will be augmented by the classical elegance of structural bronze and burnished brass. For the retail shops, attractive display areas will be provided in the generously sized base and mezzanine level, while the upper top floors will harmonise in proportion and arrangement with the characteristic style of the punctuated façades of Sendlinger Strasse.
From the second to the sixth floor, highly functional, modern offices are planned, with adjoining generously sized and representative lobbies. The building’s depth of 15 meters offers an optimal flexibility in the implementation of different office concepts. The conference zones on the top floor profit from a spectacular view of the Alpine panorama. One special feature is the roof terrace, which is shared by the residents. The large interior courtyard with its large trees is also a pleasant meeting place.
