Residential and office building, Baldurstrasse Munich

The new residential and office building with an underground garage is situated in the Nymphenburg district of Munich. It consists of three shops and eight flats – two of them maisonettes – between 68 and 188 square meters in a prime location with an uninterrupted view and mature trees. With respect for the protected old buildings of the area, the new building integrates itself into the ensemble with its eaves on the same level, as an extension with a calm, perforated façade. As with the neighbouring buildings from the Wilhelminian era, the gable end is accentuated and continues the design motifs of the existing buildings in a contemporary manner. The top floor has a second row of dormers characterising the roof landscape and providing sufficient natural lighting in the living space. Absolutely unique are the views of the group of early Christian style buildings in the Munich West cemetery on the one side, and on the other, the extensive green spaces of the Dante stadium.
